Custom Double-Hung Windows, Backed by a Lifetime Warranty

If you want versatility and timeless appeal for your home’s windows, double-hung windows may be the right choice. Their upper and lower window sashes provide flexible ventilation, while insulated glass and weather sealing support thermal performance in changing conditions. We manufacture, sell, and install custom double-hung windows in Mechanicsburg with colors, grid patterns, trims, and finishes selected for your home.

Our family-owned company has served homeowners since 1977. Because we design, engineer, test, and manufacture our windows in our own North American factories, we maintain direct control over the product before professionally installing it in your home.

Why Choose Double-Hung Windows

Double-hung windows share the familiar appearance of standard windows, but both sashes operate. You can open the window from the top, bottom, or both at the same time. Operating the sashes independently lets you adjust the direction and amount of airflow through the opening.

WINDOW FEATURES
Designed For Daily Living
Safety Features
Mortised recessed locks secure the window when it’s closed. You can also open the upper sash while keeping the lower sash closed, and night latches can limit how far the window opens. These features aren’t substitutes for supervision, product safety instructions, or broader home security measures.
Flexible Ventilation
The upper and lower sashes operate independently, allowing you to adjust airflow based on the weather and conditions inside your home.
Extensive Style Choices
We offer a variety of colors, trims, grid patterns, and finishes for coordinating new windows with your home’s design.
Easy Maintenance
Each sash tilts inward, making interior and exterior glass surfaces easier to reach from inside when opening conditions permit.

How Double-Hung Windows Work

A double-hung window has two operable sashes (an upper and lower) that slide vertically within the same frame, independent of one another. Unlike a single-hung window (where only the bottom sash moves), either sash can be raised or lowered to control airflow.

This dual movement is what gives double-hung windows their main functional advantage: ventilation control through natural convection. Because warm air rises, lowering the top sash lets hot interior air escape near the ceiling, while raising the bottom sash draws cooler air in near the floor. Opening both sashes partway creates a natural exchange loop without needing a fan. This is something a single-hung or fixed window can't replicate.

Both sashes are held in place at any height by an inverted-coil balance system with a detent clip. This spring-based mechanism counteracts the sash's weight so it stays put when opened partway, rather than slamming shut or drifting down over time, while also keeping the operating force low enough to lift with one hand.

Most double-hung sashes also tilt inward on hinges, which lets you clean the exterior glass surface from inside the house: a practical advantage for upper-floor windows or homes without easy exterior ladder access.

Where the two sashes meet in the middle, a metal-reinforced meeting rail adds structural strength at what would otherwise be the weakest point of the assembly, and the sashes interlock at that seam to block air infiltration when closed. This is important because this horizontal joint is the main air-leakage point in any double-hung design.

Dual-Pane vs. Triple-Pane Double-Hung Windows

Insulated glass units separate two (or three) panes with a sealed air space between them, which slows heat transfer compared with single-pane glass. Actual performance depends on the glass package selected, product configuration, installation quality, the existing opening, and site conditions.

Comfort and performance benefits of these types of double-hung windows:

  • Dual-pane and triple-pane packages support thermal performance and interior comfort
  • In cold weather, the insulating layer helps keep the interior glass surface closer to room temperature, reducing the "cold radiating off the window" sensation and condensation risk
  • In warm weather, coatings and glass spacing can reduce solar heat gain and interior glare
  • Configurations available to meet ENERGY STAR® requirements across all four U.S. climate zones
